At present, many of the ancillary benefits that do not transfer are replaceable with similar or identical perks offered for Florida residents, annual pass purchasers, and Disney credit card holders. Additionally, because the point conversion value is so poor when exchanging for Concierge Experiences, Cruises, and non-DVC resorts, DVC owners often find it far more beneficial to rent their DVC points and pay cash for these extended offerings, regardless of how they purchased their contracts.

How to Buy a DVC Contract

With Magic Resales

The buying process for Magic Resales takes place over the following steps:
Step1

Decide Which Home Resort and Number of Points Best Suits Your Family

At Magic Resales, we always strongly recommend selecting a specific home resort if you've determined that you absolutely want the option to stay at a specific location every time. However, if you're usually open to other resort options, we typically suggest selecting the best value contract available.

The Most Important Terms to Consider When Buying a DVC Contract Are:

  • Home Resort
  • Number of Points
  • Use Year
  • Annual Dues
  • Expiration Date

The Home Resort is the resort listed on your contract. Members are able to book up to 11 months in advance at their Home Resort. Members can book at other reciprocal DVC resorts from 0-7 months out. Sometimes, particularly during peak travel periods, it can be difficult to book a specific room at a specific resort unless the room is booked at the Home Resort more than 7 months in advance. Thus, the traditional advice has been to choose the Home Resort you most want to stay at, especially if you're planning to travel during peak times. However, increasingly we're seeing folks opt for less expensive home resorts and "rent swap" into their preferred resort if it's a "must" in a given year. For example, someone could buy a "best value" contract at Aulani or Bay Lake Tower, and rent out those points through a broker like BookDVC.com, and then turn around and rent points at their desired location. This costs around $3-4 per point, per year, but is a great option for getting into a specific room and resort.

The number of points needed depends on the typical trip that a member is looking to book. A good way to gauge how many points are needed is to look at Disney's point charts for your ideal resort, room type, and dates, or reference the point calculator on any one of our resort pages.

Annual Dues are assessed on each point, each year. The amount of the annual dues varies based on the home resort. This is an important consideration as sometimes less expensive contracts (like Vero Beach) have more expensive annual dues. The current annual dues per point are noted in the contract listings.

The Use Year is the date you will receive your Disney Vacation Club Points each year. There are 8 different Use Years, and they are February 1, March 1, April 1, June 1, August 1, September 1, October 1 and December 1.

Expiration Dates are determined by the Home Resort. Expiration Dates are noted in the property listing.

Step2

Determine how you are going to pay for the contract

If you plan on financing, it is vitally important to make sure that financing is secured prior to signing a purchase contract. Taking time to secure financing beforehand also allows the buyer to compare choices and make sure they're getting the best terms possible.

Step3

Tell us to send you a purchase contract!

Step4

Wait for Disney to review the purchase contract

Disney retains a so-called "Right of First Refusal" (ROFR) on every resale contract. This means that Disney can choose to purchase any resale contract on the same terms provided to the buyer. Over the past few years, Disney has become more aggressive in buying back contracts, taking around 10% of all resales according to some statistics. However, at Magic Resales, we do our best not to price below a threshold where Disney will exercise ROFR. In our opinion, if you find a better price on a contract, there's a fair chance that Disney will end up taking it.

Step5

You're a DVC Owner!

After Disney waives Right of First Refusal (usually 30-50 days after the contract is submitted), the sales materials will be sent to the chosen closing agent for traditional escrow and title processing. Congratulations, the contract is closed and you're a new Disney Vacation Club owner.
